BRRRR method (Buy, Rehab, Rent, Refinance, Repeat): buy a distressed property with a hard money or bridge loan, rehab it, place a tenant, then refinance into a DSCR rental loan to pull your original capital back out. That returned capital funds the next deal, so the same money cycles through multiple properties over time.
Morby method (creative seller finance): the seller carries back financing on the property (wrapping their existing mortgage) instead of you getting a new loan, while a separate source, often a HELOC or other financing on a different asset, provides cash to the seller at closing. It lets a seller-financed deal close with real cash in the seller's pocket up front, instead of asking them to wait on payments alone. We can help structure either side of this: the wrap/carryback terms, or the separate financing that funds the seller's cash-out.

NewCD Assets Management, Inc. was established in 2022 to close a gap we kept running into ourselves: real estate investors and business owners could usually find a lender or a broker, but rarely someone who stayed involved once the money moved. We built this company to be that someone, on both sides of the table.
On the financing side, we work with real estate investors and business owners to find the right funding for a specific deal or need, whether that's a fix & flip, a ground-up build, a revenue-based working capital advance, or something creative like a seller-financed structure. We prepare the paperwork it takes to actually close, not just the paperwork it takes to apply, and we lend in all 50 states.
We are a direct lender for some programs*. For the rest, financing terms, underwriting, and final approval are determined by our lending partners. Either way, our role is the same: matching the right program to the deal, structuring it so it actually works for both sides, and making sure the paperwork holds up under scrutiny, not just at signing.

At NewCD Assets Management ("we," "us," or "our"), we provide direct lender brokerage services to assist clients in obtaining funding for their business needs. This Direct Lender Brokerage Service Policy outlines the terms and conditions governing our services and the responsibilities of both parties involved. By engaging our direct lender brokerage services, you agree to comply with this policy.
1. Direct Lender Brokerage Services
a. Our direct lender brokerage services involve connecting clients ("Borrowers") directly with potential funding sources ("Lenders") to facilitate funding transactions. We act as an intermediary and facilitate communication between Borrowers and Lenders but do not provide funding directly.
b. We will make reasonable efforts to match Borrowers' funding needs with suitable Lenders based on the information provided by the Borrowers. However, we do not guarantee funding approval or specific loan terms, as the final decision rests with the Lenders.
c. Our role is to assist Borrowers throughout the funding process, including gathering necessary documents, preparing applications, and guiding Borrowers through the underwriting and closing processes. We will provide guidance and support, but we do not provide legal, financial, or tax advice. Borrowers are responsible for obtaining independent professional advice as needed.
2. Borrower Responsibilities
a. Borrowers are responsible for providing accurate and complete information during the application process. This includes personal and business details, financial statements, credit history, and any other information requested by us or the Lenders.
b. Borrowers must disclose any material changes to their financial situation or business circumstances that may affect the funding application or loan terms. Failure to provide accurate and updated information may result in delays, rejection of the application, or unfavorable loan terms.
c. Borrowers acknowledge that we may share their information with Lenders for the purpose of evaluating funding requests. Borrowers should review the privacy policies of the Lenders to understand how their information will be handled.
d. Borrowers understand that the ultimate decision regarding funding approval and loan terms rests with the Lenders. We do not guarantee funding success or specific loan terms.
3. Fees and Compensation
a. Depending on the Lender and the loan transaction, our direct lender brokerage services may be provided to Borrowers at no direct cost. In those cases, we are compensated by Lenders through a commission or fee based on the successful funding of a loan. In other cases, brokerage service fees may apply to the Borrower as described in section c below. The specific compensation arrangement may vary depending on the Lender, the service, and the transaction.
b. Borrowers will be informed of any fees or compensation arrangements before engaging our direct lender brokerage services. Any fees payable by the Borrowers will be disclosed in writing and agreed upon before the commencement of services.
c. For business-purpose transactions, brokerage service fees may be charged as upfront costs, as back-end costs, or as a combination of both. All payments made upfront are subject to a non-refundable deployment clause. The deployment clause is agreed to in writing, together with our terms, before any funds are disbursed. We do not charge upfront fees for consumer loans.
4. Confidentiality and Privacy
a. We will treat all information provided by Borrowers as confidential and will only share it with Lenders for the purpose of evaluating funding requests. We maintain appropriate safeguards to protect the confidentiality and security of Borrowers' information, as outlined in our Privacy Policy.
b. Borrowers should review our Privacy Policy to understand how we collect, use, and protect their personal information. By engaging our direct lender brokerage services, Borrowers acknowledge and consent to the practices described in the Privacy Policy.
5. Limitation of Liability
a. We strive to provide accurate and reliable information and services. However, we do not guarantee the accuracy, completeness, or suitability of the information provided. Borrowers acknowledge that the final decision regarding funding approval and loan terms rests with the Lenders.
b. We are not liable for any direct, indirect, incidental, consequential, or punitive damages arising from the use of our direct lender brokerage services or any actions or decisions made by Borrowers or Lenders based on the information or services provided.
6. Termination
a. Either party may terminate the direct lender brokerage services by providing written notice to the other party. Termination will not affect any obligations or rights acquired before the termination date.
b. In the event of termination, Borrowers remain responsible for any fees or costs incurred up to the termination date as agreed upon in the fee structure or compensation arrangement.
